An Overview of the June 2026 BTO Launch: Bishan, Ang Mo Kio, and Bukit Merah

For many aspiring homeowners in Singapore, securing a brand-new flat in a well-established, centrally located estate remains a top priority. Mature towns offer the advantage of strong transport connectivity, reputable schools, and a full range of lifestyle amenities, making them highly desirable despite intense competition. To meet this ongoing demand, the Housing & Development Board (HDB) continues to release new flats through its regular Build-To-Order (BTO) exercises.

The upcoming June 2026 launch is set to be one of the most anticipated releases of the year. Early indications suggest that around 6,900 units will be made available across three mature estates: Bishan, Ang Mo Kio, and Bukit Merah. Given their central locations and strong appeal, these projects are expected to attract demand far exceeding supply, potentially by a wide margin.

Because these developments are situated in highly sought-after areas, they will fall under Singapore’s newer classification framework. Projects in Bukit Merah are likely to be designated as Prime Location Public Housing (PLH), while those in Bishan and Ang Mo Kio are expected to fall under the Plus category. These classifications come with tighter rules, including longer minimum occupation periods and restrictions designed to ensure that the flats are used primarily for owner-occupation rather than short-term investment.

From a financial perspective, buyers need to be well-prepared. Even with government subsidies, flats in these central locations typically sit at the higher end of the public housing price range. Applicants must also meet the household income ceiling of $14,000 per month to qualify for Plus and Prime flats. That said, Singaporean buyers can rely heavily on their Central Provident Fund (CPF) savings to cover both the downpayment and monthly loan repayments, which helps reduce the need for large cash outlays.

Another important consideration is the waiting period. As with most BTO projects, construction may take four to five years before completion. Many young couples manage this timeline by staying with their families during the interim, allowing them to save on rental costs while continuing to build up their CPF balances. Over time, this strategy can significantly strengthen their financial position before they collect the keys to their new home.

On the other hand, those who require immediate housing may consider resale flats in the same areas. While this option involves a higher upfront cost and immediate loan servicing, it offers instant occupancy and a shorter minimum occupation period, which can be advantageous for future upgrading plans.

One of the biggest uncertainties in this launch is the ballot outcome. With demand expected to greatly exceed supply, securing a favorable queue number is far from guaranteed. Applicants are encouraged to approach the exercise with realistic expectations and to prepare alternative plans in case they are unsuccessful.

In addition, buyers should take note of subsidy recovery conditions tied to Plus and Prime flats. When these units are eventually sold, a portion of the resale price must be returned to HDB. While this mechanism ensures fairness across the housing system, it also reduces the eventual profit that owners can use for their next property purchase.

Although the headline appeal lies in the central locations and brand-new units, the most critical factors—such as financial planning, eligibility requirements, waiting timelines, and resale conditions—play a decisive role in determining whether this opportunity truly aligns with a buyer’s long-term goals.
